Flooring in Seattle and Snohomish County homes

New flooring changes how a room looks, sounds and feels underfoot. A flooring project can cover a single room, connect several rooms with one continuous material, or refinish existing hardwood so it looks new again.

Many older Seattle and Snohomish County homes have original hardwood under carpet, while newer homes often have a mix of carpet, laminate and tile from the original build. Knowing what is underneath, and the condition of the subfloor, is the first step.

Hardwood, engineered wood, LVP and tile

Solid hardwood can be refinished several times over its life. Engineered wood offers a real wood surface on a more dimensionally stable core. Luxury vinyl plank (LVP) and laminate are popular for durability and water resistance, and tile suits bathrooms, entries and laundry rooms. Each has different installation methods, subfloor requirements and maintenance.

Plank width, color and finish sheen affect how a space reads. You can compare flooring samples in our material studio.

Subfloor, transitions and refinishing

A good result depends on a flat, sound subfloor. Squeaks, soft spots and uneven areas are addressed before new material goes down. Transitions between rooms, at stairs and where flooring meets tile or carpet are planned so heights line up.

If you have existing hardwood, refinishing may be an option instead of replacement. Sanding, repairs and a new finish can transform a worn floor, depending on the remaining thickness of the wood.

Flooring project process and timeline

  1. Project details. Share photos, the rooms involved and approximate square footage if you know it.
  2. Conversation and visit. We look at the floors and subfloor during your free estimate.
  3. Proposal. Specific inclusions and responsibilities are defined in your project proposal.
  4. Selections. Material, color and finish are chosen; some materials need time to acclimate.
  5. Installation or refinishing. Preparation, subfloor work and installation follow the agreed plan.
  6. Final walkthrough. We review the finished floors with you.

Timelines depend on the area, the material, subfloor condition, acclimation and lead times, and, for refinishing, finish cure times. The expected schedule is discussed in your proposal.

Flooring permits and older materials

Replacing floor coverings often does not require a building permit, but structural subfloor repairs or work combined with other remodeling may. Older vinyl flooring, tile and adhesives can contain asbestos, so testing may be needed before they are removed, and regional rules can apply.

Permit requirements depend on the scope of work and on who has jurisdiction over your address. In Seattle, building permits are handled by the Seattle Department of Construction and Inspections (SDCI). Cities such as Everett, Lynnwood, Edmonds, Mill Creek, Shoreline and Renton run their own permit offices, and unincorporated Snohomish County is handled by Snohomish County Planning and Development Services (PDS). Electrical permits in Washington may be issued by the city or by the Washington State Department of Labor & Industries (L&I), depending on location. Rules change, so the current requirements should always be confirmed with the jurisdiction before work begins.
